By accessing or using the Website, you confirm that you have read and agree to these Terms. If you do not agree,
do not use the Website. These Terms apply only to use of the Website; any purchase, reservation, design, parking,
maintenance or other service is governed by a separate written agreement.
2. WEBSITE PURPOSE AND NO BINDING OFFER
The Website provides general information about the ELYSIUM residential project and enables users to request
information or arrange a viewing. Unless expressly stated in a separately signed written document, Website
content is an invitation to make an offer and is not a public offer, binding offer, promise to sell, reservation,
preliminary agreement, sale and purchase agreement, or guarantee that any apartment or service will remain
available.
Submitting a form, sending a message, downloading a presentation, receiving a call, attending a viewing or
discussing commercial terms does not create an obligation for either party to enter into a transaction. A
transaction concerning immovable property becomes binding only through the form and procedure required by
Georgian law and the relevant written agreement.
3. PROJECT INFORMATION
We aim to keep the Website accurate and current. Availability, apartment numbers, areas, layouts, specifications,
materials, equipment, services, prices, payment terms and other project information may be updated to reflect
sales, measurements, technical documentation, operational requirements or lawful changes.
Information material to a purchase decision will be confirmed in the relevant transaction documents. Users
should independently review the public registry extract, cadastral plan, measured area, technical condition,
applicable rules and all transaction documents before signing. Nothing on the Website is legal, tax, immigration,
investment, architectural or financial advice.
4. AREAS PLANS IMAGES AND VISUALISATIONS
Areas shown on the Website may be rounded and may distinguish internal area, balcony, terrace or total area.
The measurement method and binding area will be stated in the relevant written agreement and supporting
documents.
Photographs of the completed building are documentary images unless labelled otherwise. Renderings, mood
images, furniture, landscaping, views, floor plans, interior concepts and other visual materials are illustrative.
Furniture, decor, appliances, finishes and services shown are included only if expressly listed in a signed
agreement. Views, surrounding development, vegetation, daylight and travel times may change or depend on
external conditions.
5. AVAILABILITY PRICES AND COSTS
A residence is reserved only after the parties sign a separate written reservation agreement and the required
deposit is paid in accordance with that agreement. “Available”, “sold” or similar Website labels may be subject to
processing delays and do not themselves constitute a reservation.
Apartment prices are not published on the Website. Prices, payment schedules and developer instalment terms
are communicated individually and may change until the relevant written agreement is signed. The final price,
currency, payment terms and any additional costs are determined exclusively by the applicable agreement signed
by the parties.
6. VIEWING REQUESTS AND COMMUNICATIONS
When submitting a form, you must provide accurate and current information: your name, telephone number,
preferred communication method and, optionally, comments. You may not impersonate another person. The Elia
Construction LLC sales team may contact you by telephone, email, WhatsApp, Telegram, SMS or Viber, as
permitted by the details and preferences you provide, solely to answer your request, arrange a viewing and
discuss a potential transaction.
Submitting an enquiry does not constitute consent to receive advertising, project news or special offers unrelated
to the original request. The Company will send such direct marketing communications only where a separate
lawful basis exists.
7. ACCEPTABLE USE
You may use the Website only for lawful, personal and informational purposes. You must not interfere with its
operation or security; introduce malicious code; attempt unauthorised access; scrape or harvest data by
automated means without written permission; circumvent technical restrictions; misuse forms; submit unlawful,

also applies to real-estate agencies and brokers. The project presentation may be downloaded only for personal
review.

that they do not violate law or third-party rights. You grant us a non-exclusive right to use them only as reasonably
necessary to respond to your request, assess a proposed transaction, comply with law and protect legal rights.
